Before repainting, establish what caused the marks, which surfaces are affected and whether the material is suitable to keep. Cleaning, a compatible stain-blocking primer and finish coats are separate parts of the quote. Fire-damaged buildings need appropriate assessment before cosmetic painting starts.
Start with the history of the room
A yellow film in a previously smoked-in room is a different starting point from soot after a fire. Tell your painter what happened, whether the source has stopped, how long the marks have been present and whether cleaning has already been attempted. A photo can show the spread of a mark, but cannot confirm the condition of the material underneath or the source of a persistent smell.
Photograph one whole wall or ceiling as well as a close-up. Include nearby trim if it is affected. If you have an insurer's or restoration contractor's scope, keep that available so the painting quote can begin where the other work ends. Do not describe the job only as “two coats of white”: that leaves the essential preparation undecided.
Cleaning, sealing and finishing do different jobs
Cleaning deals with surface contamination. Stain sealing addresses marks that could show through a decorative finish. The topcoat gives the agreed colour and sheen. Ask for each stage to be specified for the actual surface rather than accepting “stain treatment included” without detail.

This is an example of a purpose-made product category, not a promise that one product suits every room. Decide where the repaint should stop
List the ceiling, walls, doors, architraves and skirting separately. A ceiling-only quote does not automatically include discoloured cornices or door frames. Decide whether the aim is to treat one affected surface or create a consistent finish across the room.
Ask how the proposed finish will look beside paint that remains. A small patch can differ in colour, sheen or texture from an older surrounding coat. Agree whether the quote covers a local repair, a whole wall or the full ceiling, and identify any optional additions separately. You can make that decision before work starts rather than when the furniture is already covered.
When painting should wait
Gyprock recommends replacement of plasterboard affected by smoke or fire damage because fire heat can compromise the lining. Follow the applicable assessment and manufacturer guidance before deciding which materials can remain.
After a fire, do not treat a painting quote as confirmation that the building is safe or that damaged materials can remain. Clearance, restoration work and any necessary electrical or building repairs come first. Questions about smoke-stained paint
Can ordinary wall paint cover smoke marks?
A fresh finish coat is not a substitute for identifying contamination and specifying preparation. Ask whether a compatible stain-blocking system is needed before the decorative coats.
Is smoke staining the same as yellowing enamel?
No. An older white door can change colour without smoke exposure. Tell us the history; our guide to yellowing doors explains that separate problem.
Does the quote include fire-damage restoration?
No. Decorative repainting and specialist restoration are separate scopes. Any required assessment and restoration must be resolved before the painting stage.
