Include bedrooms, living areas, hallways, kitchen, bathrooms, laundry and any study or additional spaces. For each area, state whether walls, ceilings, cornices, doors, frames, skirting and wardrobes are required.
Describe present condition
Photos should show cracking, peeling, dents, stains, previous patches and glossy trim. This helps separate ordinary preparation from repairs or defects that need closer inspection.
State whether the house is occupied
An occupied home may need furniture movement, protection, room sequencing and daily access planning. A vacant home can often follow a different sequence, but the surface condition still controls preparation.
Keep interior and exterior scope separate
An exterior repaint depends on substrate, elevation, access, exposure and failed coatings. It should not be implied by an interior bedroom count. Ask for each work package and any optional items to be listed separately.
